Why These Homes Call Us About Their Drains

Best known these days for its hospital and university precinct, this suburb is also home to some of the oldest housing stock in the area, dating to a subdivision from the 1850s and 1880s.

Two major hospitals, a dedicated children's hospital and two university campuses now sit within a few streets of each other, all built up around housing that predates every one of them by more than a century. It's an unusual amount of institutional building for a suburb this size.

Among them sits the historic Cumberland Hospital, over on Fleet Street next to the Parramatta River.

Federation and interwar homes from that original subdivision still stand on the eastern streets. The health-precinct core itself has been rebuilt over and over with mid-rise apartment blocks.

Homes from that first subdivision, around streets like Hawkesbury Road and Amos Street, were laid with earthenware clay sewer pipe, the standard of the era and now well past its intended lifespan. Nobody plumbed those homes expecting the pipe to still be there today.

Reactive clay soils under much of the suburb add their own pressure, shifting with the seasons and cracking that same ageing pipe at the joints. It's a slow process, but it rarely reverses on its own once it starts, and by the time it shows above ground the damage below is usually well advanced.

That aged clay drainage runs beneath much of the older housing, and it's most common through the eastern part of the suburb, which is exactly where root entry and outright collapse crop up most.

The mid-rise apartment core built through the health-precinct redevelopment runs on a completely different, newer system again. That's two very different jobs depending on which street you're actually standing on.

Renters outnumber owners in this mix of houses and units, a fair reflection of the suburb's two very different building eras.

The light rail terminus that opened here in December 2024 has only added to the pace of change, with more of the older housing stock giving way to new development around the station each year.
